Interviewing several agents before selecting one is always a good idea. However, knowing what to ask in the interview can be challenging. Here are some questions that can help you qualify the best agent to help you achieve your real estate goals.

Questions to Ask a Buyer's Agent

1. Are you a REALTOR®? When you work with an agent who is a REALTOR®, you are working with a professional guided by ethical duties under the REALTOR® Code of Ethics, including the pledge to protect and promote the interests of their clients.

2. What types of services can you provide me? Agents may offer many services, such as finding homes that meet your criteria, accompanying you to showings, sharing their analysis of the market and available properties, negotiating on your behalf, and more. 3. How well do you know the markets where I am searching for a home? Your agent must be licensed when you buy a house. However, they should also have the market knowledge to help you successfully find a home where you are searching.

4. Do you have experience working with buyers in my situation? Many agents specialize in working with certain types of buyers, such as first-time buyers and veterans. Some also earn the Accredited Buyer's Representative designation to gain specialized skills in working with buyers. Ask your prospective agent about their experience and any designations or certifications they have earned related to working with buyers like you.

5. Can you tell me about your approach to scouting properties? Agents and brokerages nationwide have different business models and use and provide various technologies, tools, and resources to inform their search process. Discuss with your prospective agent how their unique approach will help you find the right home.

6. What will be included in our written buyer agreement? Once you are working with your agent and before you tour a home together, your agent may be required to enter into a written buyer agreement outlining the services the agent will provide you and what they will be paid for those services. These agreements are entirely negotiable.

7. How long will we work together? Tell your prospective agent how long you would like to work together and ensure you feel comfortable with that arrangement. This term could be set out in your written buyer agreement.

8. What are my options for paying you? Agent compensation is entirely negotiable and can take many forms, such as a flat fee, a percentage of the purchase price, or an hourly fee. The written buyer agreement will contain the amount of compensation you agree on. You can also ask the seller to pay your broker's compensation as part of your purchase offer, or, in cases where a seller offers a concession, you may be able to use the funds to pay your broker for the value and services they provided you.

9. Can you recommend service providers who can help me obtain a mortgage, make home repairs, or support other closing tasks? Your prospective agent may have prior experience or trusted relationships with providers in the area where you are purchasing a home and can be an excellent resource for facilitating these introductions.

10. Do you have references I can speak with? Many agents will be happy to connect you with satisfied clients they have previously worked with who can speak to their experience.

How Buyers Search for Homes Online

Even the best houses on the market still face the issue of getting buyers' attention to show them that it's better. And that comes down to price, because that's how buyers search for homes.

Today over 90% of buyers use the internet to search for homes. And the majority of agents use the internet to notify their clients of the best homes.

Let's consider how a typical online home search is conducted and you'll immediately see why it's important to price your home correctly.

The average home buyer enters in just a few search criteria: price first, and then number of bedrooms and bathrooms. And from those three items, a typical MLS will display hundreds, maybe even thousands of homes that meet the buyer's needs. From that list, the buyer and their agent quickly scroll through to find the few homes that they want to visit in person.

Search results group homes in price "brackets" or ranges—which may be ten thousand dollar or twenty-five thousand dollar increments. It varies. But the fact that these brackets exist and drive what buyers and their agents see is critical in pricing right.

When you price your home out of its optimal price bracket, a buyer sees homes in the next price bracket, which may be larger and have more features and amenities in comparison to your home.

Effectively what you're doing is ensuring that people who search in the higher price bracket will find your home among hundreds of other homes that may be newer, bigger, and perhaps have more amenities.

And keep in mind that the buyer and the buyer's agent are eliminating choices immediately without ever setting foot in the home -- based only on online descriptions that put your home at a disadvantage. By pricing your home in the next price bracket, your home could be eliminated, without ever being seen by the right buyer.

What's worse, the right buyers -- those searching for a home just like yours, and all that your house has to offer, may not even see your home in their search results and wouldn't have the opportunity to make it one of the few they tour in person.

To compete and win, your house has to offer the most room and amenities for the best possible price compared to competing sellers' houses.

How to Buy a Home with Little or no Money Down

Tips for Homebuyers Searching for Mortgages with Less Than 20 Percent Down

When many people start buying a house, they assume putting 20 percent down is required. However, many lenders and mortgage brokers offer options for borrowers looking for mortgages with a small down payment. 

Get Pre-Approved for a Mortgage

Before researching mortgages, you’ll want to ensure you have a few things, including solid credit standing and a steady income. The options are out there and exist to make sure that people can buy and invest in real estate, even in today’s competitive housing market and tight credit environment.

Maintain a Strong Credit Score

A credit score is one of the first things lenders look at when determining who is a qualified borrower. Make payments on time, and remember that even small mistakes may take some time to clear from credit scores.

Look Beyond Your Local Banks:

There are many options available outside of traditional bank mortgages. Mortgage brokers offer a wide range of mortgage loans with zero down payments; an example is VA Loans. Veterans of the military and qualified retired veterans are eligible to use this benefit for a 100 percent loan. They also offer FHA loans to qualified borrowers for as little as 3.5 percent down. In rural areas, the U.S. Department of Agriculture offers low down payment options with financing to 100 percent. A good mortgage broker will have all of these options available and will have a variety of lenders to put these through to stay competitive in the market. And even conventional loans can do loans with a 5 percent down payment.

Document Income and Assets

Lenders look for a steady income and sufficient savings to ensure borrowers can meet monthly payments. Ensure all account statements are ready to establish proof of funds; lenders look for savings accounts that indicate the borrower can cover a few months of expenses. In addition, hold jobs for at least two years or within the same industry to demonstrate longevity and stability.

Be Prepared to Pay More Monthly

When you take out loans with limited funds, most will require some mortgage insurance to complete the loan. Conventional loans require Private Mortgage Insurance on loans to values above 80 percent. FHA loans have Mortgage Insurance on all their loans, and the VA only has a funding fee.

Explore Options

Select at least two lenders to be able to compare good-faith estimates. This allows you to look at two completely different options, which will help you talk to more than one source when looking for a mortgage. Before selecting any loan, thoroughly compare the fees, estimates, closing costs, etc.

Preparing your home to sell means presenting a house attractive to buyers. If you're going to be living in the home while it's on the market and choosing not to stage it, you must go through a decluttering process. It can feel overwhelming at first, but I assure you the process can be broken down into manageable steps to help your home sell faster and for a better price.

1. Take photos of what you're up against. You might think things look pretty good until you see your home with the camera's unflinching eye. Photograph every room from multiple angles, and you'll begin to see what buyers will see. Don't forget to snap the closets, laundry rooms, and garage.

2. Plan a room-by-room attack. This doesn't have to be done in a day, a weekend, or even a week. Regarding your timeline, tackle as much or as little as you can reasonably manage before burning out. If you try too much at once, you will likely start making unfortunate compromises about what stays and what goes.

3. Use a checklist when you assess a room; list what needs to be done and the order in which it makes the most sense. Visualizing the process will prevent you from wasting time. For example, You may find that certain pieces of furniture can go, and if you haven't planned for help moving them out, you can get stalled.

4. Be ruthless. You have clothes you haven't worn in years, piles in the garage you've moved around, and shelves of unread or dispensable books. Start thinking of those "perfect" somethings you've been hanging onto as anchors dragging down your home's appeal.

Is an Accessory Dwelling Unit Right for You?

Accessory Dwelling Units, also known as granny flats or in-law suites, are part of a shift toward smaller, more affordable, and energy-efficient housing options. Where permitted, ADUs can serve as residences for elderly parents or adult children to live in, or be utilized as home offices and guest homes. In some areas, they can be rented out or used as housing for the owners, with the main house rented out.

As a home buyer or homeowner, you may consider adding an accessory dwelling unit (ADU) to your property. For example, you could create an ADU by converting a detached garage or building an apartment above an attached garage. It could be part of a basement, with a separate entrance, or a new structure (if the property is big enough).

ADUs Can Increase Property Value

Increasing a property's value or utility is always a primary consideration for homeowners and residential real estate agents. One way to achieve this is by adding an accessory dwelling unit (ADU). These additional living spaces can significantly boost rental income or offer the homeowner's family more space. The financial benefits of ADUs, whether through rental income or increased property value, make them an attractive and potentially lucrative option for property investment.

An ADU could be a critical decision, depending on your situation. A home with an ADU (or the potential to add one) can benefit families with elderly parents or grandparents, adult children with disabilities, adult children returning home, live-in caregivers, or those needing supplemental income through renting out the space. For instance, a basement apartment in a high-demand area could generate [specific amount] per month. ADUs enable families to provide certain family members or caregivers with the privacy they need while remaining together. They can also be an excellent option for those who want to rent out part of their home to help offset their mortgage payments. Some types of accessory dwelling units (ADUs) that bring additional utility and value to homes:

Basement apartment: This involves a separate walk-out or walk-up entrance to the basement. Although it may not be accessible from the main home from the inside, it is usually less expensive to construct.

Garage conversion: These can be detached or attached. This option deducts parking value, so consider other parking solutions. Clients should be aware that the cost may be significant if the existing structure requires substantial modifications.

Detached ADU: This stand-alone facility offers homeowners the most flexibility and value, allowing them to maximize their property's potential. While constructing a new structure can be more expensive, the long-term benefits and versatility of a detached ADU make it a compelling option.

Junior ADU: These are attached to the main home but are smaller in size. A typical example is a sun porch or home addition. These may share some spaces and utilities with the rest of the house.

Research ADU Regulations

Determine if your area is ADU-friendly by visiting your city's planning and zoning website, calling the office, or visiting the local office. Some areas encourage ADUs, and others don't. Do a Cost Evaluation

If you want an ADU to generate rental income, consider the total cost of permits, construction, and the resulting increase in annual property taxes. Compare this to the monthly payment you expect to receive to determine how long it will take for the ADU to pay for itself before you realize any income.

Consider Your Lifestyle and Needs

Privacy vs. Company – If you are a private person, having a renter on your property may present difficulties. However, you may need to find the right renter if you are looking for more social interaction. Assistance – If you have special needs, consider trading maintenance, cleaning, or personal services for part or all of the rent on your ADU. It may be economical to retain your independence, even with physical limitations.

Aging in Place – If you want to age in place, an ADU built with universal design concepts may help you stay on your property while improving your financial situation. For example, you could rent out a house that is too large or unsuitable for aging in place while staying in the ADU and the neighborhood you know and love.

Adult Children - If you have adult children who have returned home to live with you, an ADU may be a cost-effective option. It will keep your children (and possibly grandchildren) close while maintaining privacy.

Current & Future Real Estate Trends

Do you wonder what to expect from the Treasure Coast real estate market in 2024? Here's what you need to know:

Existing Home Sales should reach a sales rate exceeding 4.5 million in 2024. Lower mortgage rates will likely attract more buyers and sellers and increase listings and sales.

Market Trends

The Fed's interest rate policy is the main factor influencing the current marketplace. As the Fed has frequently changed rates, buyers have hesitated to make purchases, waiting for a return to lower rates. However, at some point, the desire to change their housing circumstances will overcome the wait for lower rates, as a return to rates in the 3% range is unlikely.

It is worth noting that rates have remained relatively high since the pandemic, and it would probably take another event like the pandemic to produce rates similar to that range. Over time, the percentage of people with a 3% range mortgage rate will decline, reducing the impact of the lock-in effect.

As for home prices, the real estate market is turning towards slow growth. While the number of homes available for sale was low in 2021 and 2022, it improved slightly in 2023 and 2024; we expect modest increases in the number of homes available for purchase, transaction count, and home prices, as well as a gradual recovery back to a regular market. It is important to remember that all real estate is local, and local market conditions may skew national statistics.

The supply of housing inventory will continue to affect home prices. The month's supply represents the amount of time it will take to sell the current inventory of homes based on the current sales rate. The supply is still well below the six-month supply, which is historically considered a balanced market. We haven't seen the supply exceed six months since the Great Recession. For home prices to decline significantly, the supply needs to spike.

Regarding mortgage rates, while rates may not be as low as 3%, we can still expect them to fall below what they are now. Rates did go up at the start of the year; they are anticipated to go down by the end of the year. With the Fed's recent pivot in policy, rates have dropped significantly since December. Rates will likely be in the 6% range, potentially dipping into the high 5% range.

Florida Treasure Coast Home Values

Finally, lower mortgage rates and new homes will lead to more new listings in 2024. While the inventory won't reach 2019 levels, inventory levels between 2019 and 2023 are a reasonable assumption.

In summary, moderating rates and an ongoing housing inventory shortage will affect home prices as supply increases and the real estate market turns towards slow growth. Things will get better, but they will get better slowly as we gradually return to a normalized market.
