Buyers Back Out of Contracts in July

Florida Homebuyers Take Advantage of a Shifting Market

Canceled home sales in Florida for July climbed, and prices fell in 30 (out of 50) U.S. metros while homebuyers struggled with affordability and a shifting market.

About 16.1% of U.S. home contracts fell through in July, up from 15% in June and 12.5% a year earlier. Six of the top 10 city backout rates were in Florida., with Jacksonville No. 1.

SEATTLE – Nationwide, roughly 63,000 home-purchase agreements fell through in July, or 16.1% of homes that went under contract that month, according to a report from Redfin. It’s up from a revised rate of 15% one month earlier and 12.5% year-to-year.

An increase in backouts can reflect a changing market. For example, some buyers who started their search a few months ago may no longer qualify for a mortgage high enough to cover their purchase. Some frustrated buyers may have made a quick decision and then regretted it as more listings came into the market. And some buyers may feel they’ve gained more power after a seller refused to negotiate requested changes.

Florida is home to many cities seeing buyers back out, holding six of the top 10 spots in Redfin’s study. Jacksonville welcomed the No. 1 spot, with buyers backing out less than a third (29.3%) of all contracts.

  9. Atlanta – 23.7%

“Homes are sitting on the market longer now, so buyers realize they have more options and room to negotiate. They’re asking for repairs, concessions, and contingencies, and if sellers say no, they’re backing out and moving on because they’re confident they can find something better,” says Heather Kruayai, a Redfin real estate agent in Jacksonville. “Buyers are also skittish because they’re afraid a potential recession could cause home prices to drop. They don’t want to end up in a situation where they purchase a home, and it’s worth $200,000 less in two years, so some are opting to wait in hopes of buying when prices are lower.”

Alexis Malin, another Redfin agent in Jacksonville, warns buyers that there’s no guarantee they’ll be able to find better deals in the future. Annual home-price growth has started to slow – to 8% today from 17% a year ago – but prices are still rising, and Redfin economists don’t expect them to crash.

“Some buyers who are backing out of deals have this mindset that the market is crashing and they’ll be able to get a home for $100,000 less in six months. But, unfortunately, that’s not necessarily the case,” she said. “Homes in many parts of Florida are still selling for a pretty penny, so I warn my buyers that the grass might not be greener on the other side.”

Some buyers may also be backing out due to 5%-plus mortgage rates. Those who started their search months ago, when rates were closer to 3%, maybe realize the type of home they wanted before is now out of the budget since monthly mortgage payments have soared nearly 40% yearly.

“Home-purchase cancellations may taper off as sellers get used to a slower-paced market,” says Redfin Deputy Chief Economist Taylor Marr. “Sellers have already begun to lower their prices after putting their homes on the market. As a result, they’ll likely start pricing their properties lower and become increasingly open to negotiations.”

“The last four buyers I’ve worked with have all backed out of deals,” Malin said. “One of my clients asked the seller for money to cover painting the home. The seller said no at first, so my buyer canceled the contract, but the seller changed their mind and repainted the whole house. However, my buyer still walked away because he decided he didn’t love the home that much and knew he had other options.”

7 Tips to Increase Your Home's Value

Increasing Your Home's Value the Most for the Least

The following are tips to help increase your home's value and get your home sold in the fastest time possible based on my experience working with Treasure Coast homeowners who have sold their Florida homes and feedback from home buyers that buy houses near Stuart, Florida. The last two tips will be most appropriate if you think you might sell your home within the next 24 months.

Home Renovation

Painting and Carpeting

A fresh coat of paint will make a room look new and clean, and new carpets will make it shine that much more. Be sure to pick a neutral paint color to appeal to most people. I have seen many buyers walk into a home with rooms painted the seller's favorite color and walked out because they hated it! Buyers will always look down at the floor when they walk into a room. So be sure that the carpets are clean, and if they show wear, consider getting them replaced. Worn or dirty carpets and badly painted or dirty walls will make a buyer think that there are other issues with your home, even if there are not.

Energy Costs

These days, most buyers will ask me, "What is the average monthly utility bill cost?" of homes they are looking at buying. Most utilities offer free energy audits. Take advantage of this as it can help you save money now, and it can help you down the road when you are ready to sell your home! I have seen buyers favor homes with lower monthly utility costs over other houses, all else being equal!

The Kitchen

In most homes, buyers will spend the most time in the kitchen. So make sure your kitchen is ready for this. If you have dirty or old appliances, get them cleaned spotless or consider replacing them. You do not need to spend a lot of money replacing your stove or refrigerator with top-end devices. Still, you do not want buyers walking into a kitchen, seeing a dirty stove or refrigerator, and then out because of it. And do not forget the drawers and cabinets as buyers will open these! The Bathrooms

Your bathrooms will also get the drill sergeant review from buyers, particularly master bathrooms. Like the kitchen, make sure that you replace any old fixtures and that the floors, bathtub, shower, and walls are CLEAN. You can replace bathroom fixtures easily these days without spending a lot of money. And a fresh coat of paint can go a long way here too. After walking into dirty old bathrooms, I have seen buyers walk out of houses.

Curb Appeal

First impressions count. Similar to a fresh coat of paint for a room, a yard that has the grass cut nicely goes a long way. Walk outside and look at your front yard and the front of the home. Does the front of the house need paint or residing? Are there any broken windows or shutters that require repair? Does the yard need cleaning? You do not need to hire a landscape architect, but you want to make sure your yard looks clean and friendly. Be sure to pick up any items in the yard, position trash bins so they are not visible from the street, and do any other general cleaning/maintenance you might need. If you need information for someone that does this type of work, let me know, and I can send you a couple of names.

Declutter

If you think about selling within the next year, start this now. I have seen buyers walk through homes that have too much stuff everywhere and comment to me that it just looks messy. When buyers think a house is dirty, they figure that there are other problems with the home even if there are not! I deal with sometimes as we get so 'used to things' laying around that we do not even see them anymore. They almost become invisible! Do declutter in two stages.

 

  1. Stage One: Get everything you have not used in the last few months (or years!) and do not anticipate using boxed up in storage or the basement (neatly!), which would include clothes that you have not worn in a long time, dishes/appliances that you have not used in forever, paperwork piling up, bathroom items and other things. These are items that you do not want to throw away or donate but that you do not need in your home on a day-to-day basis.

  2. Stage Two: This is when you are getting close to listing your home for sale. Now you want your home to be ready for buyers to walk through and have a good impression so that they think to themselves, "This is a clean and neat home; the owner must take care of it!" Preparation will also help make moving days easier after your home sells! Pack up even more clothes that you are not going to wear anytime soon, pack up toys, appliances that are not in use, other kitchen items, bathroom items, tools, books, art, etc. Put these in storage or boxed neatly into the attic or basement. Be sure to label all boxes with both the room they belong to, like "Kitchen" and what is in the box "Dishes."

Hire a Home Inspector

If you think you might sell your home in the next year, consider this, most buyers will hire a home inspector to inspect your home for all issues—wiring, foundation, installation, etc. In the case of a Home Inspection, you do not want to be surprised! When you accept an offer on your home, you want to close the deal with as little hassle as possible.

More and more homeowners will hire a home inspector and provide a home inspection report to buyers. Pre-inspection can make buyers more ready to offer your home, especially if they consider other homes that do not have a home inspection. The additional benefit for you, though, is that you can use the home inspection as a 'What do I need to do' guide if you find something significant.

Please keep in mind that home inspection reports will be detailed and may startle you initially, similar to reviewing your results from a physician if the doctor is not present! If you make the wise investment for a home inspection, have me come over after you get it to review it with you, and I can give you advice on what is the norm in our market and what is not.

Every market is different, so just because you see something that looks scary on the inspection report does not necessarily mean you need to fix it. But either way, you can be assured that buyers will get an inspection done, and you do not want to be surprised by this when you are trying to get the home sold.

How Much is Your Home Worth NOW?

Determining a Home's Fair Market Value

Are you getting ready to sell? One of the first steps is to know your home's worth or fair market value in today's market. Your home's fair market value is the dollar amount a knowledgeable buyer and seller would agree on within a reasonable amount of time (usually within 90 days).

The fair market value is only an estimate. It also takes into consideration such things as location and home conditions. Fluctuations in the market, interest, and motivation can also affect prices.

Also factored in are things such as; square footage, location, amenities, property condition, and existing financing. All included data has come from the most reliable sources: local real estate firms, title companies, and the Multiple Listing Service (MLS).

What is a Comparative Market Analysis?

A Comparative Market Analysis, or CMA, is a report used to determine fair market value. A CMA considers recent sales, pending sales, and current listings based on local market data. We can establish an appropriate listing price for your house from this information. This price may need to be adjusted as the market changes to ensure that your home remains competitively priced.

We determine the fair market value by the dollar amount a knowledgeable buyer and seller would agree on within a reasonable amount of time (usually within 90 days). The fair market value is only an estimate. It also considers location and home conditions— market fluctuations, interest, and motivation.

This CMA report includes current local listings and other recently sold (or pending sales) in your neighborhood. Although no house is precisely the same as yours, these are the most similar properties that appraisers often use to determine home values. 

Please don't rely solely on a Zestimate or other computer-generated report when it comes to your home's value! Our detailed home value estimate reports are not generic guesstimates using inaccurate data from Trulia or Zillow records.

We provide the same information that lending institutions and appraisers use to determine your home's worth. In addition, we work with homeowners every day, providing Comparative Market Analysis reports to help determine the proper offer or selling price for their homes.
